S$247m top bid for Buangkok, SengKang East Drive site

A total of four bids, according to provisional results, were received by the Housing and Development Board in the tender for a land parcel at the junction of Buangkok Drive and Sengkang East Drive.

The site, which has a gross floor area of over 58,000 sq m, is planned for condominium housing development.

The top bid came from Qingdao Construction at S$247 million or S$391 psf/plot ratio.

This was ahead of the next bid from Opal Star by about S$7 million. The lowest bid was S$145 million from Best Desire.

The site can be developed into a condominium development of around 20 storeys with 550 units.

“The top bid is within market expectations. A new project will break even at S$760 psf – S$780 psf. Currently, units in H2O Residences at Sengkang West Avenue/Fernvale Link are being marketed at the median price of S$940 psf.

“Some 330 units of this 521-unit condominium have been sold to date,” said Mr Li Hiaw Ho, executive director, CB Richard Ellis.

New mini sports hub to be built in Buangkok

A new mini sports hub will be built in Buangkok in a couple of years’ time.

At a rally held in Yio Chu Kang on Friday night, PAP candidate for Ang Mo Kio GRC, Dr Intan Azura Mokhtar said she hopes the sporting and recreational facilities will bring residents in Jalan Kayu and Ang Mo Kio closer together.

She said: “We hope that these facilities in Jalan Kayu in Buangkok will allow families in Ang Mo Kio to spend more time together and this will help to strengthen the familial ties among us.

“Then Jalan Kayu will not only be known for its prata, but also for strong family and social cohesion.

“We the PAP have worked closely with residents. We have listened to your feedback. And we have appealed to relevant agencies to ensure that you get what you want and what you desire in your housing estate in Ang Mo Kio.

“We do not take lightly your opinions, feedback or your frustration, no matter how small or how personal they are.”

Speaking at the same rally was another PAP candidate for Ang Mo Kio GRC, Mr Ang Hin Kee.

He said plans to install safety barricades at the constituency’s MRT stations have been brought forward, and that the district will also have world-class educational facilities in two years’ time.

Mr Ang said: “We are a caring society, we will continue to work with the transport agencies to make sure that services are for the convenience of our residents.

“Even for Ang Mo Kio MRT track, we have worked with LTA to bring forward the installation of safety gates.

“And come 2013, we will have the biggest, largest and world-class ITE central here, in Ang Mo Kio.

“With that, we have the best kindergarten facilities, we have got good primary schools, secondary schools, we’ve got junior colleges, we’ve got polytechnics, and we’ve ITE right here at their door-steps. Our children will find that every education facility they get here in Singapore is not only the best but also near their homes.”
